Functions of the Property Administrator
Among the functions of this one we emphasize the following ones:
To guard the good administration of the building, the facilities and its services.
To protect this mandate it is possible to make any type of observations and warnings to the owners of the property.
Protection of the property
To take care of the protection of the property, establishing the necessary repairs and provisions. These must always be notified to the president of the community of neighbors and, in addition, to the owners.
Expense program
To organize with the necessary anticipation and to expose to the meeting of the neighbors the program of predictable expenses, raising the forms that are necessary to face them.
Works
To elaborate the agreements admitted in matters of works and to carry out the payments and collections that are considered pertinent.
Advice relating to the property
Advise the board of owners, either in matters of suppliers (elevator maintenance, community insurance, cleaning or gardening companies, pool maintenance,…), real estate, expertise, labor among others, as long as it is for the benefit of the community.
Accounting
To keep up to date the accounts of the community of owners. This fact is very important, since this way the economic information of the property will be constantly updated. Also it elaborates the computation for its acceptance besides modifying the accounts. In case there is a case of delinquency among some of the owners, he will also be in charge of claiming it.
Sending of debt document
It is the person who is in charge of sending documents of debt or current of disbursement in order to be able to make a judicial claim in order or real estate agreement.
Mediation
Acting as mediator. This fact is the most outstanding, since the administrator of estates always has to do that a good coexistence exists between the neighbors. In the case that it is necessary, the administration of estates will be able to act as mediator.
Secretary in meetings of neighbors
He has the position of secretary in the meetings of neighbors, being in charge of the preparation of the minutes and giving faith of all type of meetings that can be carried out in the community. In addition, he is the one in charge to protect the documentation of the community and to give the communications to all the neighbors.
